We accept bank transfer (EFT), credit card (Visa/Mastercard), and cash. Payment is due on completion โ we invoice you at the end of the job. We do not require a deposit for standard residential jobs.
Our Soft-Wash Method
Soft-washing uses under 200 psi of water pressure combined with a carefully formulated biodegradable solution to kill and remove biological growth at the root level. Standard high-pressure washing uses 3,000โ4,000 psi.
In Brisbane's warm, humid climate, moss, lichen and algae don't just sit on the surface โ they root into your tiles. High pressure blasts the surface but leaves spores and root systems behind, meaning regrowth appears within 6โ12 months. Soft-wash kills the biology, so results last 2โ4 years.
Yes โ soft-wash is the recommended method for all tile types, including terracotta, Marseille, concrete, slate, and metal. The risk with high-pressure washing on terracotta is cracking the glaze, breaking ridged profiles, or dislodging pointing mortar. At under 200 psi, there is no such risk.
Terracotta tiles are irreplaceable in many older Brisbane homes. We specifically recommend against high-pressure on these roofs, and soft-wash is the only method we'll use on them.
We take runoff seriously. Before applying any solution, we rinse surrounding garden beds with water to dilute any residual solution that flows off the roof. Our surfactant mix is fully biodegradable and breaks down rapidly on contact with soil.
For sensitive gardens, fish ponds, or vegetable patches adjacent to the house, we discuss a specific protection plan. In extreme cases we can redirect downpipes temporarily to capture runoff. This has never caused a plant-damage complaint in our history.
Immediate improvement will be visible โ especially on surface dirt, debris and lighter growth. However, soft-wash is a biological kill treatment, not purely a mechanical one. Heavy moss and lichen may take 24โ72 hours to fully die and discolour after treatment.
In cases of long-established lichen (dark, flat crusty growth that's been there for years), we sometimes recommend a second visit 4โ6 weeks later to mechanically remove the dead material. This is included in our maintenance program at no extra charge.
How Often Should You Clean?
As a general rule: every 2โ4 years, depending on your specific conditions. Brisbane's subtropical climate accelerates biological growth โ especially on north-facing slopes that receive humidity but not direct drying sunlight.
Factors that speed up regrowth:
- Heavy tree canopy overhanging the roof
- North-facing slopes with morning shade
- Terracotta tiles (more porous than concrete)
- Older tiles with worn sealer coat
- Close proximity to waterways
Look out for these indicators:
- Green streaks or patches โ algae or moss beginning to establish
- Black streaks running down tiles โ Gloeocapsa magma (a cyanobacteria)
- Raised, fuzzy patches โ established moss colonies, urgent action recommended
- Dark crusty flat growth โ lichen, the most aggressive and damaging type
- Debris-filled gutters overflowing โ a sign organic matter is accumulating across your entire roof
If you're seeing any of these, it's worth getting a free assessment. Lichen in particular causes tile degradation if left for years.
Yes, significantly. Lichen is not just cosmetic โ it physically breaks down tile material over time through a biological acid it secretes to anchor itself. On a terracotta roof, years of lichen penetration can cause irreversible porosity and surface erosion.
Moss root systems can displace pointing mortar and ridge capping, creating entry points for water. Regular cleaning prevents this damage and can add 10โ15 years to the serviceable life of your roof.
Many home insurance policies also require roofs to be maintained to a reasonable standard. A regularly cleaned roof demonstrates proper maintenance.

Solar Panels
Our technicians are AS/NZS 5033 certified for safe solar system isolation and reconnection. This means we follow the Australian standard for working around photovoltaic systems โ the panels are safely deactivated (DC isolated at the array) before any work begins near them.
The process:
- Isolate the solar array at the DC disconnect point
- Verify system is de-energised (voltage testing)
- Complete roof clean around and under panel frames
- Clean panel surfaces with deionised water and soft microfibre
- Reconnect and verify system is operating correctly
Studies consistently show that dirty panels lose between 15โ30% of their power generation depending on the level of soiling. In Brisbane specifically, bird droppings, pollen, dust and organic material accumulate faster than in drier climates.
A single bird dropping across a cell string can disproportionately reduce output for the entire panel due to the series-wiring configuration of most residential systems. Regular cleaning pays for itself in recaptured energy generation within 12โ18 months in most cases.

Combining a solar clean with your scheduled roof clean is the most cost-effective approach โ the crew and equipment are already there, and you save on the service call component of the fee.
No โ provided cleaning is done correctly. Most panel manufacturers (LG, SunPower, Jinko, Canadian Solar, etc.) require regular cleaning as part of warranty maintenance. What can void a warranty is using abrasive materials, harsh chemicals, or excessive water pressure on panels.
We use only deionised water (no mineral deposits), soft microfibre cloths, and gentle squeegees. This is the manufacturer-approved method and will never affect your warranty.
Preparing for Your Clean
Not necessarily. We just need access to the property and, ideally, a water tap connection for our equipment. Many clients are out at work during their clean โ we just ask that you:
- Ensure gate access is unlocked or a code is provided
- Let us know if there's a dog in the yard
- Close windows and doors on the side of the roof being treated
- Move any outdoor furniture from directly under the gutterline
We send a job completion report with photos when we're done.
A standard single-storey residential roof clean typically takes 2.5 to 4 hours. This includes setup, application, dwell time and rinse. A double-storey or large roof may take 5โ6 hours. Adding gutters and solar adds approximately 1โ2 hours depending on quantity.
We always communicate an estimated job duration in your booking confirmation so you can plan accordingly.
Light rain doesn't necessarily prevent us from working โ in fact, it can help rinse the applied solution across the roof. However, heavy rainfall, electrical storms, or strong winds will cause us to reschedule for safety reasons.
We monitor conditions and will contact you the evening before if the forecast looks problematic. There is no charge or fee for weather-related rescheduling. We'll find you the next available slot that suits you.
